Who the hell does Andrew King of the Auckland Property Investors Association think he, is representing? Not me, for sure. He is just another suit who wants to control my life.
It just looks like the association is trying to drum up some more business for itself. Training for landlords? Becoming certified? Handing over my rentals to a professional manager? I don't think so.
I am in the group who own two or three rentals. I'm looking after my tenants and they are looking after my properties. Not all rental properties are run for the quick buck, as property investors would like to see. There is enough regulatory rubbish going around. Let's stick with what, we have for a change.
Again we have a bunch of 'experts' (this time the Auckland Property Investors Association) trying to persuade nanny state that we need more regulations, The only people who push for this type of regulation are those who hope to empire build from it - property managers - yet among them are a number of clowns who have mismanaged their fair share of properties.
For about eight years I have owned rental property and have never had any of the experiences described in your article about non-paying tenants. The only bad examples I have seen in my street have been those professionally managed.
If this proposed legislation is implemented then I guess the nominated property manager will be the one to tell my tenants that their rent is to be increased to cover these charges. While they are at it I guess the section will need to be maintained by professional landscapers since I probably don't cut the lawn to the right height, something I provide free.
My tenants can have direct contact with me 24/7 should any problems arise. In fact we both have to behave as if we are neighbours, which would be the case for many private landlords.
